Comeragh Road

The property at Comeragh Road is a three storey plus a semi-basement building on the East side of Comeragh Road, within the London Borough of Hammersmith & Fulham. It is not a listed building but falls within the Barons Conservation Area and is listed as a Building of Merit. 

The proposal seeks to convert the existing 3 vaults under the pavement and facing the existing apartment into a habitable room to be used as a secondary bedroom & additional wet room. Currently, the vaults are used exclusively by the Basement Flat for storage purposes only.

The development will involve removing the 2 walls that divide the 3 vaults, and a connection between the existing flat and the vaults under the existing stairs to this property in Comeragh Road at street level. It will also require lowering down the existing floor level to achieve a habitable floor-to-ceiling height (2300mm) and allow the required tanking, thermal insulation, finishes and any structural requirement.

A new internal layout has been proposed to allow for an en-suite to the main bedroom. A new kitchen/dining area is proposed to the back of the property and with direct access to the existing rear garden.

This small scale extension of the vaults will improve the quality of the inside spaces converting storage space into liveable space, as well as changing the relationship of an utilitarian lightwell to an additional outside space of the flat.
