N4 Architecture assisted on the planning application for a new garage at the rear garden of a Ground Floor Flat in Leyton, E11.

The proposal presents the demolition of an old asbestos roofed garage and the self-build of an utilitarian garage, to provide a usable space to the end of the garden while providing a more attractive view from the living room of the flat. The new volume provides standard dimensions and aligns with the existing neighbouring volumes.

Planning was granted by Waltham Forest Council on January 2021.
